Newer neighborhoods in southwest Charlotte

Steele Creek covers a large stretch of southwest Charlotte between Charlotte Douglas International Airport and the South Carolina line, reaching toward Lake Wylie. Much of the area was built out over the last few decades, so typical listings are newer single-family homes in planned subdivisions, plenty of townhomes, and some homes closer to the water. Many neighborhoods have HOA amenities like pools, playgrounds and walking paths.

Making a newer home stand out among similar ones

The challenge with newer subdivisions is sameness. When buyers can browse several homes built from the same plan, the photos have to do the separating: clean, bright rooms, accurate color on paint and flooring, and the upgrades the seller paid for, like a finished patio, an upgraded kitchen, a fenced yard or a backyard that faces trees instead of another house. Those features get their own frames.

A 2D floor plan is especially useful here. Buyers comparing builder plans want to know which version they're looking at, where the bedrooms are and whether there's a main-floor guest suite or an upstairs loft.

Drone photos and airport airspace

Steele Creek sits right next to a major hub airport, and many addresses fall in airspace where drones need specific authorization. Every package includes drone photos, but flights here are subject to airspace authorization, and approved altitudes close to the airport can be low or unavailable. When a flight isn't approved for an address, you'll be told, and the exterior coverage shifts to ground-level photography. Each address is checked on its own, so a neighbor's result doesn't decide yours.

Package fit

Essentials (from $349) is a good match for townhomes and entry-level homes, where clean photos and a solid exterior are what the listing needs. Signature (from $649), the most popular package, adds the measured 2D floor plan buyers use to compare builder layouts and room sizes and a social reel for promotion. Larger homes and properties with water or wooded views can step up to Luxury (from $1,295) for video, a 3D tour + floor plan and 3 virtual twilights.

FAQ

Steele Creek real estate photography: FAQ

Can you fly a drone in Steele Creek near the airport?

It depends on the address. Much of Steele Creek is in controlled airspace around Charlotte Douglas International Airport, so drone flights are subject to airspace authorization. Some addresses may be approved at low altitudes only, and some may not be approved.

What happens if a drone flight isn't approved for my listing?

The rest of the shoot goes ahead. Interiors and ground-level exteriors are photographed as planned. If you have questions about how that affects your order, call (828) 244-8674.

Should I get a floor plan for a newer subdivision home?

Usually, yes. Buyers comparing similar builder plans use the floor plan to see room sizes and placement at a glance. Every package includes one: a basic layout plan in Essentials (from $349) or a detailed plan with room measurements in Signature (from $649).
