Bungalows, cottages and character homes
Plaza Midwood, just east of Uptown around Central Avenue, is one of Charlotte's older close-in neighborhoods. Much of its housing dates to the early and middle 20th century: Craftsman-style bungalows, brick cottages and modest ranches on tree-shaded lots, mixed with renovated homes and newer modern builds where older houses have been replaced. The neighborhood's personality, with its restaurants, bars and shops along Central and Commonwealth, is part of what buyers are looking for.
Getting the details right
Older homes sell on character: original hardwoods, built-ins, fireplaces, deep front porches, tall windows and trim. Those details disappear in flat, dim photos, so each room is shot with HDR bracketing to hold the texture in wood floors and the light through older windows. Bungalow rooms tend to be smaller and more defined than an open-concept build, so the framing shows each room honestly and how it connects to the next, rather than forcing an extreme wide angle that distorts the space.
Renovations are the other big story. When a seller has opened up the kitchen, added a primary suite or finished the attic, buyers want to see that work clearly. A floor plan is the fastest way to show how a reworked layout flows, especially when an addition has changed the original footprint.
Porches, yards and the tree canopy
Mature trees are a selling point here, but they make exteriors harder, with shade across the facade and branches between the street and the house. The goal is the angle that shows the porch and roofline cleanly. Drone photos, included in every package, can show the full lot, the backyard, a detached garage or studio and the canopy around it. Drone flights are subject to airspace authorization.
Package recommendation
For a renovated bungalow, Signature (from $649) is the sweet spot: HDR and drone photos, a detailed 2D floor plan with room measurements that shows the updated layout and a reel that captures some of the neighborhood's personality. A small, move-in-ready cottage can go to market with Essentials (from $349). New modern infill and larger renovated homes often justify Luxury (from $1,295), with a cinematic video and 3 virtual twilights that show off warm interior lighting.
